When purchasing a home, you are faced with tasks and decisions at every turn. I have provided the following Step-By-Step guide to my Buyer clients for years. Feel free to follow it for yourself and reach out to me anytime if you have any questions whatsoever:

1st Step - Mortgage Pre-Approval

Determine what you can afford with a lending expert. I work with experienced lending professionals. Please let me know if you would like me to connect you with one in my network.

2nd Step - Home Search

We build a search based on your wants and within your pre-approval budget, and then shortlist the ones we want to view. We then view the homes to gain a better sense of fit.

3rd Step - Write Offer

When you have found a home that you want to purchase, we write an offer. We determine what to offer based on many factors:

  • Current market conditions
  • What the seller is asking
  • What the seller paid originally
  • The condition of the home
  • What similar properties have recently sold for in the area or are currently listed for
  • How many similar properties are available in the area
  • and probably the final deciding factor - How much you want this particular home!

4th Step - Offer Negotiation

If you are not in an offer competition (bidding war) and are in a standard negotiation: More than likely, the seller will not outright accept your offer. They will counter your offer with one of their own. This may go back and forth 2 or 3 times to establish a deal that both parties are happy with. If a deal doesn't come together, then we either take time away from this particular property and try again at a later date.... or move on to another property altogether. However, when we get a deal put together.....

5th Step - Offer Acceptance

Congratulations! You have an Accepted Offer! If you have purchased WITHOUT Subjects - go to the 7th Step..... otherwise, you are now in the Subject Removal period that we established in the offer, it is typically 7-10 days long.

6th Step - Subject Removal

We use these 7-10 days to make sure you want to go ahead with the purchase. This time period is solely for the benefit of you - the Buyer. During these 7-10 days you make sure that you appease all of the Subjects in the agreed upon deal. These typically include (but are not limited to):

  • Financing to purchase the home is approved by your lender
  • Home Insurance is attainable and affordable
  • Property Disclosure Statement (PDS) that the seller provides on the background of the home is acceptable
  • Title is reviewed to ensure the seller is the owner AND that there are no negative "attachments" to the home that could be a detriment to purchase
  • Inspection to make sure that everything is in safe working order
  • If a Strata property, we review the Strata documents to make sure that we are satisfied with the findings

If you refuse to remove any of the Subjects in the deal - you walk away from the deal with NO PENALTY.

7th Step - Deposit

But if you remove ALL Subjects or have a deal WITHOUT Subjects, the home is yours and the 5% Deposit is due within 24 hours of removing those subjects. Please make sure you have that roughly 5% deposit ready and available. Note that your lender will include the deposit as part of your down payment on the home. It is NOT in addition to.

8th Step - Completion & Move in

To give time for you to sell and for the seller to buy something else.... you don't typically take possession of the home anywhere from 1-3 months from the day you make an offer. At the time of completion, you will go to your lawyer's office and they will complete the transaction and registration for you. I will then meet you at your new home at the agreed upon possession day/time and hand you your new keys!
